What are the benefits of homeowner associations?

Homeowner associations are organizations that operate residential property. According to the Texas Comptroller of Public Accounts, these must be nonprofit corporations where the individual owners must control the association’s votes by at least 51%. These organizations must produce proof that they meet the right standards under Texas law, and they can provide serious benefits to homeowners.

Overwhelming majority approve and enjoy benefits

According to Spectrum Association Management, most homeowners approve of their experience with these organizations. Amenities are often included in the membership, so while many pay a small fee, they feel the benefits are worth the cost.

Associations often offer amenities to those in a community they would not have if they were not part of a group. This can include any of the following:

  • Clubhouses
  • Fitness centers
  • Playgrounds and parks
  • Walking trails
  • Swimming pools

These areas are all maintained by the association, while homeowners pay a small fee for the service.

Increased property values come with associations

Some view these associations as restrictive, but most see homeowner associations as a way to protect a person’s most valuable investment – their home. Owners run these groups to improve the community they live in. This can quickly increase property values by creating rules within a community, making it a more desirable area where owners do not have to worry about loud, late-night parties or properties falling apart.

As markets change and the state grows, owning real estate becomes an option for more people. Many can benefit from choosing a home in an area with a homeowner association.
